Once a target market and centre have been identified, we move into detailed assessment to secure the right location and commercial terms. Every site is evaluated through the lens of your brand, considering tenancy mix, adjacencies, visibility, configuration and operational efficiency to ensure the best possible fit. 

Site Benchmarking

We then benchmark the opportunity within the context of the wider network. This includes analysing centre performance indicators such as MAT, traffic, specialty sales and major and mini-major performance. Surrounding rents and those of comparable retailers are reviewed to test affordability and potential occupancy costs. The site is benchmarked against other centres where your brand trades to evaluate how it is likely to perform in the new environment. Detailed benchmarking and feasibility analysis are documented outlining rent comparisons, sales density metrics and commercial commentary. These insights provide retailers with a clear foundation for internal approval and investment decisions.
